關於露台問題？

前幾天看一個案子，銷售人員說我挑的樓層有露台是指定給我使用的
我買40 坪
有20坪露台是乙種工業地，要當住宅，請問這露台是不是真的只能給我使用呢
如果要外推問題是，銷售員說不要太誇張還好，是不是真的在模糊地帶能。
