一輩子租房是最明智的決定?

這版上很多人鼓吹不要買房，租一輩子就好，租的真的好嘛?

以民國73年的薪資行情來看，一般行政工作每月約8000~10000元，比較專業的工作每月約12000~15000元。當時台北市30幾坪公寓的房租，在蛋黃區5000~6000元/月，蛋白區4000~5000元/月。

然而30年後的今天，蛋黃區像樣的公寓平均租金25000元起跳，蛋白區也要20000元，房租平均漲了4倍。

換句話說，從民國73年當時25歲開始在台北市租屋，當年每月辛苦存下的現金，假設每月6000元，那6000元到今天讓你在台北市租不起一間分租雅房，但你今年才55歲，還死不了，請問要租哪裡?

房子越早買越好，房貸越晚還越好?
假設今天是民國73年，貸款100萬買房子，還款期限定30年，你確實是背了100萬的債務，但是這100萬的債務經過10年、20年後，只會越還越輕鬆，這不是因為本金減少了的關係，而是通貨膨脹跟薪資增加讓你感到越來越輕鬆。

相對的現在貸個1500萬，經過30年後，通貨膨脹與薪資增加，會讓你覺得這1500萬只不過是你2個月的薪水。
