屋主開價780萬 要下斡要出多少才合理??

小女子最近看上一間房(大樓) 屋齡7年 屋主開價780 打底價為750 折算下來1坪約快18萬

有關此大樓的實價登錄價格有四筆 都是去年的 成交約為1坪15多到16多不等

但這四筆的樓層都沒有我看上這間好就是 此屋屋主之前開800 後來又降 5月多開始賣

到現在已經4個多月了 兩周前我有開斡710 後來房仲說有別人加價 要我改斡開更高 我不肯

就把斡旋金拿回來不玩了 現在看到他還沒賣出去 就想找別家房仲看看

朋友認為我上次開太高

大家認為我這次該開多少房仲才願意談 又不會買貴呢 我是打算開1坪16看看(655)
