增建的問題想請教!?

今天看了一個新社區的一樓住家,從後陽台開門出去是社區的公共區域,也是社區後門的通道.

我問房東可否把自己使用範圍內的空間作個隔間隔起來,他居然回:當然可以啊!作美觀一點,還有建議做活動的就好,有人反應要拆也比較不會麻煩!?

想請教版上專業的大哥,大姐~

在自己權狀使用範圍內可以隔起來使用嗎?還是要以管委會為主,他們開會說可以就可以,說不行就不行?

房東說他和主委很好,沒問題,會不會現在說好,以後主委換人當,我又有可能會被拆?我該如何保護自己的權益呢?
