財產交易所得申報

請問網路申報綜所稅財產交易所得(自行列舉必要費用及成本)
收入總額 = (賣價 - 買價) ?
另外還需要輸入一個"必要費用及成本", 然後系統會自動算出"所得總額" = 收入總額 - 必要費用及成本
可是報紙或網路的公式都是下面這樣
財產交易所得=(賣價 - 買價 - 必要費用及成本) x (房屋現值/(房屋現值 + 土地現值))
怎麼兩者好像套不起來? 要如何填"收入總額"及"必要費用及成本"?

另外, 因為是小屋換大屋(重購自用住宅), 不管怎麼填好像稅額沒增加
上面提到的"收入總額"及"必要費用及成本"是否隨便填就可以了? 到時候會不會被罰錢?
