老家在高雄市苓雅區福德二路上, 建國路的北邊. 已經是超過30年的老公寓.
最近有建商買下公寓緊連的空地, 上下左右鄰居想說乾脆與建商討論, 包含現在的舊公寓, 一起改建成大樓.

本來建商也是有興趣, 但結果查了法規, 說福德二路/建國路以北屬於住宅區, 不能蓋超過7樓以上的建築物.
建國路以南才可以蓋大樓?!
建商說這樣還要挖地下室建停車場, 只蓋7樓不划算, 所以沒辦法收購舊公寓來改建.

但是很不能理解的是, 同樣在建國路以北, 正言路上的康橋大樓, 為什麼就能蓋10幾樓以上的大樓呢?

請詳知法規內容的大大, 幫忙解答一下?
